Rezide Midtown represents a significant redevelopment in Midtown Phoenix at the hard corner of 3rd Avenue and Osborn Road within walking distance to popular dining, shopping and nightlife venues in addition to employment centers. Midtown is becoming a trendy, urban live-work-play environment within the City of Phoenix.

The City of Phoenix recently launched “Reinvent Phoenix,” a Midtown Transit Oriented Development (TOD) Policy Plan designed to redevelop the area into a walkable community where residents can live, work and enjoy numerous entertainment venues and other urban amenities without having to travel far from home. With little undeveloped, zoned multi-family land available to meet Phoenix’ vision, NOVO Development identified an existing office use that was underutilized and rezoned the property to develop Rezide Midtown, a 200-unit urban apartment home development.

In order to pay respect to the existing mid-century modern office building on the site, NOVO has designed a complex around a portion of the existing office building and will retrofit the building to include the office, exercise room and community amenities. Saving a portion of the building was well received by Modern Phoenix, the Arizona Historical Society and Encanto Village Planning Committee.

The site consists of 2.42 acres and the new zoning includes a Planned Urban Development. The 200-unit development consists of a mixture of: studio, one bedroom; and two bedroom units. Parking is both on grade and one level below grade. The development is located ¼ mile from the light rail transit station.
