RECENT PROJECTS
Sierra Bloom Medical Office
NOVO Development is developing a 2-story, 32,232 rentable square foot medical office building in the middle of the Sierra Bloom development. Developed by GLN Investments, NOVO is acquiring the land and developing the MOB. Sierra Bloom is a 43-acre mixed-use wellness campus in the heart of Scottsdale, Arizona. The site is at the intersection of Loop 101 & 90th Street affording tenants’ immediate access and visibility to the expressway.
Sierra Bloom Senior Living
NOVO Development has teamed with GLN Investments to develop a 2-story, 132,775 square foot Senior Living facility at Sierra Bloom. The new facility will include forty-two (42) Memory Care beds and One Hundred Seven (107) Assisted Living Beds. The Assisted Living units will offer a combination of Studio, One Bedroom and Two Bedroom units. The new facility will have numerous amenities and include multiple outdoor courtyards. The location offers residents sweeping vistas of the McDowell Mountains.
Logisticenter at Copperwing
Spanning over 1,400 acres of industrial zoned land, Copperwing is designed to provide development sites for industrial manufacturing, warehouse and distribution centers. Conveniently located on the Northern Parkway equidistant to the Loop 101 and Loop 303 freeways, Copperwing offers great access to skilled labor, a pro-business environment and lots accessible to the BNSF rail line.
Algodón Center
Strategically located off the Loop 101/Agua Fria freeway in the City of Phoenix, Algodón Center is a 1,000 acre mixed use park powering a pro-growth region where businesses from Fortune 500 to small companies can embrace innovation. The area provides businesses access to highly skilled workforce, exceptional education institutions and a wide variety of amenities for employees, residents and their families in an idyllic setting for success.
Algodón Medical Office Park
The first phase of the 1,000 Algodón Center®, Algodón Medical Office Park (AMOP), located at the northeast corner of the Loop 101/Agua Fria Freeway and Thomas Road. AMOP totals 150 acres and sits directly across the street from the Banner Estrella Hospital. It features a retail center, an 80,000 s.f. medical office building, and a 7 acre senior living community. This prime location offers freeway frontage sites maximizing freeway visibility.
Ottawa University Student Union and Residence Hall
Novo collaborated with Ottawa University to create a state of the art Residence Hall and Student Union on their Surprise, AZ OUAZ Campus. The Residence Hall is a 332-bed dormitory featuring fully furnished, four-person suites, four student lounges and the campus security office. The OUAZ Student Union encompasses a two-story, 27,000-square-foot building, houses the cafeteria with indoor and outdoor dining space, the Spirit Fan Shop, campus mailroom, student lounge with indoor/outdoor fireplace, and conference center.

Construct.
NOVO coordinates and supervises the construction process from the conceptual development stage through final construction, ensuring the project is completed on time, within budget, and with the singular focus of creating value. We provide value engineering, design overview, cost estimating, scheduling, construction management, and project start-up. We focus on precise planning, reducing costs and promoting value.
Brokerage.
NOVO is committed to providing value to our clients through the acquisition, disposition, and leasing process. Our goal is to assist our clients with creating value and enhance real estate investments.
Market knowledge is key in the process of creating and capturing value. Our focus is to advise our clients and to find real estate opportunities that minimize risk while enhancing capital returns.
THE TEAM
In 2013, Kurt Rosene and Justin Miller founded Novo Development with the idea that a smaller company with a single point of contact would provide its’ partners and clients the best path to reach their development and investment goals in commercial real estate.
After working for decades in the corporate development and commercial brokerage world, Kurt and Justin have grown the company through excellent service and treating people the right way. In 2016 Novo added construction management services to Novo’s list of expertise. This is where 3 Specialties | 1 Company was born.
Kurt Rosene
Founder/Member
Kurt Rosene began his career in commercial development over 30 years ago and throughout his career has led the development of millions of square feet of office, industrial, medical and mixed-use projects that incorporated hospitality, multi-family, retail and entertainment in over 25 states. Whether a large master planned development, or a single building, Kurt values his approach and the high standards utilized during his analysis of each potential project, delivering accountability, creativity and cost-effective solutions.
Justin Miller
Founder/Member
Justin Miller began his career more than 20 years ago on the brokerage side of real estate transactions where he gained the expertise to see real estate deals from the client’s perspective. Over his ten years in brokerage he gained the deal making expertise in many sectors from office, industrial, multi-family, and retail with transactions totaling over $1 billion. During that time Justin has focused on the planning, marketing and development of several Phoenix-area business parks encompassing over 3,000 acres, he also oversees due diligence, site planning, building design and the entitlement process for all of Novo’s projects.
Charles Henry
Senior Vice President - Development
Mr. Henry is a LEED-certified professional whose significant national healthcare development and construction experience is invaluable to NOVO Development. Charlie’s strengths include contract negotiations and management; cost estimating and value engineering; risk management; construction staging; logistics; technical expertise; and design-efficiency analysis.
Zachary Olivet
Vice President – Brokerage
Zach began his career at CBRE before joining Scottsdale based LevRose in 2021. Zach specializes in sales and leasing of industrial, office/warehouse, and flex properties throughout Phoenix. In 2023, Zach set a high-mark owner-user sale price in the Deer Valley submarket of $275.66 per square foot. His persistence and tenacity have helped to establish himself in the field. These are just a few reasons why Zach was selected as Connect CRE’s Phoenix & Southwest 2024 Next Generation Award winners.
